CASCADE VILLAGE
BEND, OR

The dramatic remodel of the aging Mountain View Mall began with the demolition of a large portion of the mall. The 1960s mall was refigured with shops surrounding the main existing building and three additional buildings around the site, creating a village-type setting. Home to several major tenants, the existing masonry structure was completely renovated as required for the additions using masonry and metal stud framed plywood shearwalls. The facades were updated using a Northwest style design featuring glulam beams, heavy exposed timber and multiple canopy types. Tower structures were added on rooftops.

CASCADE STATION
PORTLAND, OR

The new retail center at Cascade Station consists of two main buildings and four shop buildings on a preloaded site. The shop buildings were built using steel stud framing, while the main buildings used tilt-up concrete walls. An aggressive accelerated construction schedule dictated early steel submittal packages and early foundation permit packages. VLMK also assisted in the coordination with the airport on height restrictions and lighting. VLMK's value engineering yielded many cost-saving revisions.

NYBERG WOODS
TUALATIN, OR

The new Nyberg Woods shopping center revitalized this old hotel property. Located adjacent to Interstate 5 in this rapidly growing area, the development includes three anchor buildings and two small retail shop buildings. The center reflects a Tuscany style architecture with heavy timbers used throughout and distinctive twin 65 foot towers over framed on the roof. The center was built using concrete tilt-up, while the shop buildings were built with steel studs, open web steel joists and steel deck. All wood used was fire treated, including the over framing which is steel stud framing sheathed with fire treated plywood.

SPARKS CROSSING
SPARKS, NV

Sparks Crossing is a new retail center featuring well known major tenants such as Best Buy, Old Navy, Bed Bath & Beyond, Office Max, Ross Dress for Less, Cost Plus and Michaels. The center consists of 13 shell buildings built with steel decking, partially grouted CMU, and open web steel joists.

This was a fast track project requiring coordinating with two contractors and multiple "value engineering" changes during construction.

VALLEY MALL RENOVATION
UNION GAP, WA

Originally built in the 1970's, there was strong interest in revitalizing this two story, 166,000 square foot structure. A new monumental staircase and escalator add dramatic interest. The staircase and escalator required several modifications to the structural steel frame. Close coordination with the contractor was required to implement the critical phasing plan. A new glulam beam storefront glazing system and gabled roof was added at the main entry, significantly upgrading the aesthetic appeal of this well known mall.

FRY'S ELECTRONICS
VARIOUS LOCATIONS

VLMK has provided engineering services for 17 new stores in seven years in five states. Most stores were built using tilt-up concrete and open web steel joists. Several stores were built around specific themes. VLMK developed the structural drawing prototype. Each themed store required a different approach to address the special design details. The Webster, Texas store shown above, this project featured a Star Trek space mission theme. It was built to resemble a space ship with curved walls and curved metal façade entrances. This particular store was built on piles due to poor soil conditions, typical in Texas.

GROCERY OUTLET
VARIOUS LOCATIONS

Since 2004, VLMK has provided structural engineering services for tenant improvements for over 50 Grocery Outlet stores in five states. Most projects included façade improvements. Some, like the Bonney Lake, Washington project (shown) featured a new trademark tilted serrated facade to achieve a grocery bag appearance. VLMK also provided structural and seismic investigations, mechanical upgrades, demising wall improvements and coordination with adjacent tenants.

NIKE EMPLOYEE STORE
BEAVERTON, OR

A crisp and graceful façade adds visual elegance to this 36,000 square foot facility located on the Tektronix Campus. Working closely with Ralston Architects, the team also provided interior finish designs that provide a visual invitation to customers entering the store. The building features an exposed roof structure in the retail and stock areas. These areas include 5,500 square feet of interior office space, as well as a 2,600 square foot storage mezzanine. The building also features alucobond wall panels at office entry, display windows, metal canopies, and embedded brick veneer.

DANIA
HILLSBORO, OR

VLMK Consulting Engineers provided the structural engineering design and construction administration for Danias new Hillsboro, Oregon retail location.

The total project consisted of three concrete tilt-up buildings. The 52,000 square foot main building is a two-story, open web steel framed and steel deck structure with a concrete slab on deck rigid second floor diaphragm. The other two buildings, 15,600 square feet and 9,600 square feet, are single story open web steel framed complimentary shell buildings utilizing a typical Berkeley wood panel roof system.

GRESHAM STATION RETAIL CENTER
GRESHAM, OR

VLMK Consulting Engineers provided structural engineering and construction administration services for multiple buildings in this new Gresham Station mall campus.

The project consisted of more than 15 new buildings that house more than 30 individual tenants. New retail tenants include Borders Books, Old Navy, Bed Bath & Beyond, Eddie Bauer, Cost Plus, The Gap, Hallmark, Starbucks, Baja Fresh Mexican Grill, and more. Building shells are constructed with various building materials and exterior architectural finishes and features.

NIKE FACTORY STORE
PORTLAND, OR

VLMK Consulting Engineers provided structural and civil engineering for this 18,400 square foot Nike factory store retail facility along Martin Luther King Boulevard in Portland, Oregon.

The building features exposed structure, including exposed braced frames. Cantilevered tube steel columns above the braced frames allow for the extensive ribbon of windows at the roof level. The structure also includes a 4,000 square foot mezzanine and a design for a future second floor over the entire building footprint. The building also features display windows, cantilevered metal canopies, brick veneer, site lights and site benches.

TARGET MALL 205
PORTLAND, OR

VLMK Consulting Engineers provided structural engineering services for this remodeled Target store at Mall 205.

The existing building is a 157,000 square foot steel framed structure. Originally built in the 1970s, the existing two-story building was found to be deficient when subjected to current code prescribed seismic forces. VLMK performed a seismic upgrade according to the 1997 Uniform Building Code. Strengthening of the lateral system was accomplished via the addition of several new braced frames. The new frames were designed to carry the buildings entire seismic lateral force, and also served to upgrade the roof diaphragm by reducing the clear span. In addition to the seismic upgrade, tenant improvements included new steel framing for an escalator and freight elevator, a heightened parapet, and several new canopies. Construction cost on this project was 7 million dollars.
