VLMK Consulting Engineers is a consulting firm with approximately 35 employees offering a broad range of services to the building industry. Our staff includes 14 Registered Professional Engineers in both the Civil and Structural disciples with registrations in over 20 states, as well as planners, permit specialists and technicians.

Structural Engineering

VLMK Consulting Engineers began as a structural engineering firm providing a broad range of consulting services in the field. Today, though our services have expanded, structural engineering is still a core part of VLMK. Much of this work is consulting to Architects.

Our expertise in the field covers all the major construction types, including concrete, steel, wood, masonry and light gauge metal. In addition to the typical structural systems, VLMK has also provided engineering services for a number of more specialized structures, including multi-story concrete tilt-up office buildings, five-story light framed wood structures, post-tensioned concrete, and extruded plenum systems for the high tech industry. Structural inspections, seismic evaluations and reports, and seismic upgrades are also part of the structural engineering services we provide.

Utilizing current technology, and state-of-the-art techniques and software, our analysis capabilities and design experience gives us a solid basis for tackling a variety of structures. As with all our services, VLMK places a strong emphasis on providing our clients with practical designs that not only meet the project requirements, but do so in an economical and construction friendly manner.

Civil Engineering

We provide a range of civil engineering services primarily to meet the needs of the building construction industry. These services include site planning, utility design, storm and wastewater systems and treatment, site grading, street improvements and erosion control.

Industrial Engineering

The industrial engineering services provided by VLMK are limited primarily to providing design and project management services for construction of industrial facility infrastructure. This includes the coordination of equipment installation and process design consultants.

Planning

VLMK has extensive experience in the master planning of small and large scale industrial business parks to accommodate a variety of uses, including: warehouse, distribution, manufacturing, flex and multi tenant. Given the ever expanding physical, environmental and infrastructure constraints of developing property we consistently work with a variety of clients and jurisdictions to develop workable solution to complex sites. These efforts include land use planning, zoning reviews, infrastructure studies for private and public sector, and complete development review submittals for conforming and nonconforming planned developments.

Studies/Evaluations

In serving our building industry clients, often there is a need for solid information upon which to base decisions. Utilizing our breadth of engineering and planning experience, VLMK can assist in providing the necessary information by performing studies or evaluations. Tailored to fit your needs, these reports include engineering investigations, feasibility studies, seismic evaluations (including FEMA compliant reports) and reviews for code compliance and non-conforming uses (zoning, fire and life-safety, ADA, landscaping, etc.)

Entitlement

Guiding a project through the complexities of the review, approval and permitting process is the focus of VLMK's entitlement services. Representing the interests of our clients, we can assist in obtaining a range of entitlement approvals, including administrative reviews, conditional use permits, site development and building permits, variances, rezoning and sub-division of properties.

At the inception stage of a project or development, VLMK can assist with the due-diligence to advise you, the client, of the potential impediments or challenges to a proposed project, whether it be an existing building or proposed development of raw land. For existing structures, the studies and evaluations discussed above often serve this function. On the other hand, proposed new construction requires evaluation of such issues as site conditions, planning and zoning requirements, drainage studies, transportation and infrastructure improvements, and analysis of jurisdictional development fees. In each case, we strive to ask the questions that often go unasked in order to identify the pitfalls in advance that could be disastrous to a project.
