VLMK Consulting Engineers provided civil and structural engineering services on this new Carr Vancouver Cadillac dealership and service center.  Structurally the building consisted of a two-story structure with approximately 19,500 square feet.  Exterior walls utilize masonry, storefront glazing, and wood framing.  Framing for the second floor and roof consist of pre-manufactured wood joists supported by steel and glue-laminated girders and masonry bearing walls.  The main floor is slab on grade and the foundations utilize conventional spread footings.  The building’s lateral system comprises masonry and wood framed shearwalls and steel moment frames.  The building included a covered drive-through porte-cochere as well as an 8,400 square foot metal building service center. The site civil engineering design included site utility, grading, and erosion control.  Stormwater management involved infiltration of roof runoff.  Water quality treatment and detention of paved runoff was achieved in underground filters and storage chambers prior to discharge into public sewer.
