This new light industrial flex complex will consist of 11 buildings totaling 468,315 square feet on a 35-acre site.  Phase I, incorporating four buildings, will include four half-street improvements.  The remaining seven buildings are anticipated to start within 18 to 24 months of completion of Phase I.  The buildings are designed using standard tilt-up concrete construction, with building clear heights ranging from 18 feet to 30 feet.  The high clear height requirements are a direct response to the anticipated use high pile storage.  In addition, the project incorporates a pump room to supply sufficient water for the ESFR fire suppression systems in each building.  The architectural appearance and landscaping conveys a higher-end look typical of this developer.
