Clackamas Commons

This six building industrial complex situated on 21-acre site was built in three phases.  All of the buildings were designed using tilt-up concrete construction.  VLMK designed a high pressure fire loop system to serve the ESFR fire protection sprinkler demands for the entire complex.

Phase I consisted of two buildings, B & D, totaling 200,000 square feet.  Building B was designed with a 60,000 square foot build-out to accommodate HealthWright Products, Inc., a manufacturer of vitamin supplements requiring a semi-clean room facility.  Phase II began in 2006 and consisted of Buildings A and C, totaling 150,000 square feet.  Initial lease up of these buildings began during the shell design process and required modifications during and following the construction phase to facilitate the build out of three tenant spaces in each building.  Phase III's Buildings E & F began in 2007 as a pure speculative venture.  Schonert & Associates negotiated the purchase of Building F during the early construction phase which necessitated modifications to the building shell and coordination of their build out.  The unoccupied portion of Building B and Building E have been occupied with short-term leases for the movie industry.  Films such as "Leverage" and "Extraordinary Measures" were filmed here.
