Cheyenne Commerce Center I-IV

North Las Vegas, NV

The Cheyenne Commerce Center provides state of the art facilities to the North Las Vegas community.  The 35-acre parcel included approximately 220,000 yards of earthwork with cuts and fills of 20 to 25 feet which presented several challenges due to the presence of faults and fissures on the site.  This multi-tenant flex industrial park consists of four buildings ranging 44,680 square feet to 59,990 square feet.  The clear height of the front buildings is 20 feet while the back buildings are 26 feet.  The buildings have been set up for tenant suites ranging from 1,500 square feet to 5,800 square feet.

Cheyenne Commerce Center Phases III and IV have been designed and construction was anticipated to start in late 2009.  As with many developments, future phases have been put in hibernation for a couple of years, waiting for economy to improve.  This large flex industrial complex presents several challenges to include significant grade changes on the site and offsite coordination with improvements planned along Cheyenne Avenue.  This unique project provides for the typical multi-tenant flex industrial use to the rear of the site with the potential for some commercial and retail components located at the front of the site.
