Six industrial buildings were built in this new complex beginning in 2003. The site contained compressible soils which required pre-loading of each building pad. Phase I included four buildings two of which were designed and constructed as build-to-suits for Image Graphics and Desert Viking Industries. The Image Graphics building included a substantial isolated foundation supported on pin piles to accommodate the extremely tight finish and settlement tolerances necessitated by the $10M German Print Press. Phase II began in 2005 as a speculative venture with four tenant build outs occurring through 2007.
VLMK worked closely with the developer to assist with property entitlement, subdivision platting, and the preparation of the subdivision CC&Rs for the common areas. As portions of the site were encumbered by flood plain, VLMK consulted with building owners to facilitate Amendments to the federal mapping authorities.
