Entitlement and Permit Assistance

Guiding a project through the complexities of the review, approval and permitting process is the focus of VLMK's entitlement services.  Representing the interests of our clients, we assist in obtaining a range of entitlement approvals, including administrative reviews, conditional use permits, site development and building permits, variances, rezoning and sub-division of properties. With the expanse of natural resource restrictions, many development sites require multiple jurisdictional approvals through state, federal and local governing agencies.  VLMK partners with these agencies and retains competent consultants as necessary to provide optimal solutions to these sensitive land regulations.  We have a group of dedicated in-house permit specialists who have excellent relationships with various jurisdictions to expedite your permit process.

At the inception of a project, VLMK assists with due diligence to advise you, the client, of the potential challenges to a proposed project, whether it be for an existing building or proposed development of raw land.  For existing structures, the studies and evaluations discussed above often serve this function.  On the other hand, new construction requires assessment of issues such as site conditions, planning and zoning requirements, drainage studies, transportation and infrastructure improvements, and analysis of jurisdictional development fees.  In each case, we strive to raise the questions that often go unasked in order to identify in advance any flaws which might prove fatal to a project.
